: ‘Maharera’ has made examination and certification mandatory for brokers in the construction business and ‘Maharera’ conducted the first examination for brokers on 20th May. The result of this exam has been declared and 96 percent candidates have passed in this exam. 423 people appeared for the exam. Out of them 405 candidates have passed. ‘Maharera’ has prepared a syllabus for this and conducted the first exam on May 20 after training the brokers.

रेरा कायद्यानुसार विकासक आणि स्थावर संपदा क्षेत्रातील दलालांना महारेरा नोंदणी बंधनकारक आहे. ही नोंदणी असेल तरच दलाल म्हणून काम करता येते. मोठया संख्येने ग्राहक दलालांच्या माध्यमातूनच घर खरेदी-विक्रीचे व्यवहार करतात. पण अनेक वेळा ग्राहकांची फसवणूक होण्याची शक्यता असते. महत्त्वाचे म्हणजे या क्षेत्रात दलाल म्हणून काम करण्यासाठी कोणतेही शिक्षण – प्रशिक्षण नाही. त्यामुळे कोणीही हा व्यवसाय करताना दिसतात. या पार्श्वभूमीवर ग्राहकांची फसवणूक करणाऱ्या, या क्षेत्रातील कोणतेही ज्ञान नसलेल्यांना रोखण्यासाठी ‘महारेरा’ने महारेरा प्रशिक्षण प्रमाणपत्र बंधनकारक केले आहे.
‘महारेरा’ने १० जानेवारी २०२३ च्या आदेशान्वये दलालांची नवीन नोंदणी आणि नूतनीकरणासाठी प्रशिक्षण घेऊन विहीत प्रमाणपत्र मिळविणे बंधनकारक केले आहे. तसेच सुमारे २९ हजार जुन्या नोंदणीकृत दलालांनाही १ सप्टेंबरपूर्वी हे प्रशिक्षण पूर्ण करून प्रमाणपत्र प्राप्त करावे लागणार आहे.
‘महारेरा’ने यासाठी अभ्यासक्रम तयार केला असून दलालांना प्रशिक्षण देऊन २० मे रोजी पहिली परीक्षा घेतली. या परीक्षेचा निकाल जाहीर झाला असून ४२३ पैकी ४०५ दलाल उत्तीर्ण झाले आहेत. एकूण ९६ टक्के निकाल लागला असून तब्बल ५ उमेदवारांनी ९० टक्के गुण मिळवून संयुक्तपणे गुणानुक्रमे पहिले स्थान मिळवले आहे. तर ४०५ पैकी ३६ उमेदवार हे ६० वर्षांवरील आहेत. यातही ६ उमेदवार ७० वर्षांवरील असून या सर्वांनी ७० टक्क्यांहून अधिक गुण मिळवले आहेत. उत्तीर्ण झालेल्यांमध्ये मुंबईतील एस. एम. मालदे हे सर्वात ज्येष्ठ नागरिक असून ते ७४ वर्षांचे आहेत.
या परीक्षेत महिलांनी बाजी मारली आहे. उत्तीर्ण ४०५ उमेदवारांत ३७ महिला उमेदवारही आहेत. या परीक्षेत ९० टक्के गुण मिळविणाऱ्या पाच जणांमध्ये पुण्यातील गीता छाब्रिया यांचा समावेश आहेत. दरम्यान, दलालांसाठी प्रशिक्षण, परीक्षा आणि त्याअनुषंगाने प्रमाणपत्र बंधनकारक करणारे देशातील हे पहिले आणि एकमेव राज्य आहे.
